Walked the property with the homeowner on Tuesday morning. Water stands along the back lawn for about a day after a hard rain, mostly in the low strip behind the patio. The downspout on the back corner dumps right onto the lawn. Plan is a French drain along that strip, about 60 feet, out to the side yard where it can daylight near the street.
Front beds: the old landscape fabric is showing through in a lot of places and the weeds are coming up through it. Homeowner wants the fabric gone, the beds cleaned out, steel edging so the lines stay crisp, and new plants that stay low under the windows. Keep the two crape myrtles and the daylilies by the fence.
Lawn: thin by the drainage area, otherwise fine. Sod the strip over the drain when we close it up. Homeowner asked about drip in the beds so they don't have to hand water the new plants the first summer; added it as an option.
Access: side gate is 48 inches, so the skid steer fits. Dog in the backyard most days; they'll keep him in while we work. Irrigation controller is in the garage; one zone runs the front beds and we'll need to cap two heads in the bed area.
Lighting came up at the end. They'd like a few path lights along the walk. Priced as an option they can switch on.
